On the 23rd of July, 2009 the developer IVG Immobilien AG celebrated the topping-out of the building complex “Hackesches Quartier” together with the future occupant as well as numerously invited guests from the world buisiness, economy, politics and public administration. In the centre of Berlin between “Hackescher Markt” and Museum Island ordinate a new quarter with residential use, office use, hotel use and trade use. With individual architecture two elegantly curved construction structures are split into seven different elements of the construction with approx. 43,000 square metres of gross floor-space and an underground parking with 324 parking lots.
Furthermore a so-called alleyway originates between both building blocks which from the city railroad station "Hackescher Markt" leads up to the street “Anna-Louisa-Karsch-Strasse”. It will become the living connecting piece and centre of attraction. For the development of the complex of buildings the street "An der Spandauer Brücke" was set back in her historical orthogonal course. The 160 millions expensive quarter will accommodate different companies, retailers and 145 Luxus-Appartments.
The quarter is the biggest internal-urban project development of the federal capital of Berlin this year which is financed by a private investor. The quarter offers the highest requirements for energy efficiency, sustainability and environment protection, so that here the individual most modern living is possible with photovoltaics equipment, solar energy and own heating power plant. Also the excellent transport links to the city railroad station "Hackescher Markt" to the Berlin central railway station “Berliner Hauptbahnhof” or to the airport is very important to achieve the recoverability of the location.
By order of the IVG Immobilien AG the team of SMV is responsible of the project management for the new building complex including the outside facilities and infrastructure measures since 2007. Furthermore the team of SMV also takes over the property supervision of the structural engineering since 2008.
The achieved construction progress of the underground parking and the shell construction stands for an important milestone concerning the planned completion of the building complex in the middle of 2010. The team of SMV has contributed therefore a valuable contribution to the achievement of the milestone.
