Construction of a 170 m high office tower with 43 storeys and a rental area of 72,500 m² including an underground car park with 580 parking spaces

The OpernTurm has received LEED Gold certification in accordance with the US environmental standard for sustainable construction.

Role SMV

SMV was awarded by Tishman Speyer with the services cost planning and in addition, the company has been commissioned with the following tasks: claim tracking, claim management, schedule planning and control as well as the coordination of the complete tenant fit-out.

In connection with the provision of services, the special requirements listed below had to be met with regard to deadline and cost controlling.

  • Cost monitoring and claim management
  • Cost planning according to DIN 276,
  • Professional cost monitoring with the controlling system specified by Tishman Speyer,
  • Maintaining a potential change order list for early detection of cost-intensive changes
  • Processing of all supplementary claims as well as independent negotiation of the claim and amount of these claims,
  • Preparation of supplementary packages or contract supplements ready for dispatch.

Schedule planning and control including deadline controlling

  • Preparation of the overall schedule, taking into account all boundary conditions as the basis of the rental contracts as well as all contracts with planners or construction companies,
  • Sustainable schedule management as the basis for meeting the planned deadline,
  • Monthly schedule controlling for the financing banks.

Coordination of the complete tenant fit-out

  • Accompaniment of the rental contract negotiations by determining the respective tenant fit-out costs,
  • Control of the tenant fit-out plans,
  • Participation in the awarding of the individual tenant improvements,
  • Coordination and control of the individual tenant improvements.
