Technical Due Diligence

Technical due diligence of existing properties, portfolios and projects with regard to risks associated with acquisitions or sales. Preparation of redflag and full reports on findings regarding land and encumbrances, building and planning law, technical issues including risk assessment and recommendations for action; assessment of required investment measures (CapEx), maintenance backlog, deficiencies from inspection and maintenance records. If required, extension of the scope of services to include environmental risks (hazardous and pollutant substances). Participation in the compilation of required documents and information for the purchase contract.

Preparation of transactions, Vendors Due Diligence

Review of technical property documentation for accuracy, advice on setting up and compiling sales data rooms, review of properties for technical risks, building defects, maintenance backlogs, and proper inspection and maintenance procedures.

Construction cost evaluation of projects, quantity surveying

Preparation of cost estimates according to DIN 276 for project developments including survey of required quantities. Cost forecasts on the expected time of completion, under consideration of construction price indices.

Investor controlling

Controlling during construction in the context of foreward deals to ensure technical purchase contract specifications (construction target), documenting and evaluating project changes, advising on necessary decision-making processes by the final investor. Involvement in the release of installment payments (due date requirements) as well as provision and release of security deposits (especially defect retentions). Regular reporting.

Technical consulting in the context of asset management

Support of the commercial asset management with regard to technical issues, necessary investment measures (CapEx), evaluation of inspection and maintenance reports, carrying out property inspections to record structural, technical and fire protection deficiencies. Prepare property inspection reports with risk assessment and recommendations for action.

Asset Assessment/FM-Monitoring

Checking your existing properties for proper technical management, checking the condition of your property for structural and technical deficiencies, checking the required maintenance and inspections/establishing and following up an inspection and maintenance plan together with PM/FM, identifying maintenance backlogs, ensuring that your property is prepared in the event of a transaction. Consolidating findings as well as action items with risk assessment and recommended actions.

Manage-to-green

Consulting in the context of the necessary transformation of your real estate into sustainable properties for long-term value and marketability. Identification and evaluation of optimization potentials. Coordinating and controlling the implementation of the planned measures.

Warranty management

Coordinating and controlling the elimination of defects after structural acceptance (limitation period) including recording, merging and status tracking.
