Technical Due Diligence

Technical due diligence of existing properties, portfolios and projects with regard to risks associated with acquisitions or sales. Preparation of redflag and full reports on findings regarding land and encumbrances, building and planning law, technical issues including risk assessment and recommendations for action; assessment of required investment measures (CapEx), maintenance backlog, deficiencies from inspection and maintenance records. If required, extension of the scope of services to include environmental risks (hazardous and pollutant substances). Participation in the compilation of required documents and information for the purchase contract.

Preparation of transactions, Vendors Due Diligence

Review of technical property documentation for accuracy, advice on setting up and compiling sales data rooms, review of properties for technical risks, building defects, maintenance backlogs, and proper inspection and maintenance procedures.

 

Construction cost evaluation of projects, quantity surveying

Preparation of cost estimates according to DIN 276 for project developments including survey of required quantities. Cost forecasts on the expected time of completion, under consideration of construction price indices.

Controlling during construction in the context of foreward deals to ensure technical purchase contract specifications (construction target), documenting and evaluating project changes, advising on necessary decision-making processes by the final investor.
