EDGE Südkreuz handed over to tenants

Right next to the ICE train station "Berlin Südkreuz", Germany's largest wood hybrid building has been built over the past few months. On a site area of more than 10,000 m², the project developer EDGE Technologies GmbH erected two seven-story office and commercial buildings, "Carré" and "Solitär", according to a design by TCHOBAN VOSS Architekten, on top of an underground garage and arranged on a publicly accessible square. The highlight is the atrium in the Carré with walkways and stairs, almost sculptural "trees", which create connections between the floors at different heights and provide space for meeting points and exchange. A lightweight foil cushion roof serves as a canopy with adjustable sun protection.

The design is defined by a modular wood hybrid construction method. Exposed double columns of glulam transfer the vertical forces of the building. The floor slabs are made of prefabricated wood-concrete composite elements, where the wooden beams remain visible as well while the reinforced concrete floor is minimized. The windows are also made of wood with aluminum shell on the weather side of the exterior façade. Only the underground parking garage, stairwell cores and elevator shafts are constructed with steel-reinforced concrete.

With the buildings, EDGE has set standards in sustainability and achieved the highest certification standards with DGNB Platinum and WELL Core Gold v2. In addition, an EDGE proprietary concept of intelligent room technology and control provides heat maps and analyses, such as productivity and air quality, as well as energy management of individual rooms or areas.

A few weeks ago, the larger of the two buildings was handed over to Vattenfall. After summer 2022, Vattenfall will move here with around 1,600 employees into a rental space of more than 22,000 square meters.
