THE TENANTS ARE THERE

B:HUB Offices is a new construction of an office and commercial building arranged parallel to Kynaststraße with a total gross floor area of approximately 64,000 m².

The six-story building structure widens out at both ends of the building. The nine-story front building at the northern end of the building faces the Rummelsburger Bucht. Both parts of the building end with a stacked storey.

The basement floor area is approximately 8,250 m² and thus occupies a major part of the building site. The basement is operated as an open, naturally ventilated large-capacity garage.

Above the underground garage sits a basement level with the access areas and offices, as well as a supermarket and canteen.

The upper floors contain flexible loft-style office spaces with exposed technical installations and exit areas onto balconies, loggias or terraces.

The last areas were handed over to the tenants (Edeka, Deutsche Bahn and Bundesanstalt für Immobilienaufgaben) in March 2022.

SMV was supporting the buyer, J.P. Morgan Asset Management, with due diligence services and controlling during construction on the building project.
