LEIPZIGER PLATZ QUARTIER – BERLIN

 

In the northeastern part of the octagon at Leipziger Platz in Berlin, between Leipziger Strasse, Vossstrasse and Wilhelmstrasse, the Leipziger Platz Quartier was built on an area of around 22,000 m², which is dominated by the Mall of Berlin shopping center. The site was formerly home to the Wertheim department store, which was considered the largest department store in Europe and one of the most beautiful department stores in Germany until it was largely destroyed in World War II. After the demolition of the destroyed parts of the building in the GDR era, a fallow land remained for a long time until finally in spring 2011 the development with the Leipziger-Platz-Quartier began. 

The quarter comprises approx. 210,000 m² of gross floor area. Of the leasable space, around 76,000 m² is accounted for by around 300 stores of the Mall of Berlin. Around 30,000 m² of living space was created in residential blocks with 170 rental apartments, which were built above the shopping center, partly as townhouses. In addition, around 12,000 m² of hotel space, 4,000 m² of office space and around 1,000 car parking spaces were realized in the 2nd to 4th basement levels. 

The buildings are attractively integrated into the cityscape with their elaborate natural stone facades. In the central area of the quarter, a covered pedestrian passage with high arcades was created, which forms a visual axis to the Bundesrat building. Furthermore, a pedestrian connection between Leipziger Platz and Friedrichstrasse was recreated after decades by carefully deconstructing the historical building on Leipziger Strasse. 

A particular challenge in the planning and realization of the construction project was the subway railroad line running across the site. The line was built over at the sides, below and above and thus enclosed by the shopping center. In the eastern area of the shopping center, on Wilhelmstrasse, a massive air-raid shelter was largely dismantled and existing listed buildings were subsequently integrated into the Mall of Berlin.
